Why service a boiler?
A boiler burns gas in your home, so safety comes first. A service checks that the boiler is burning correctly, that the flue is sound and that the safety devices work. It also catches worn parts before they fail, which can save a winter breakdown.
Most manufacturers make annual servicing a condition of their warranty. Skipping it can leave you paying for repairs that would otherwise have been covered.
What happens during a service
Every engineer and manufacturer has its own checklist, but a typical gas boiler service includes:
- A visual inspection of the boiler, pipework and flue
- Checking the combustion with a flue gas analyser
- Testing the gas pressure and flow
- Checking the safety devices and controls
- Inspecting and, where needed, cleaning key components
- Checking the system pressure and expansion vessel
- Recording the results in the service record

Service or gas safety check?
A gas safety check confirms that gas appliances are safe to use. It's a legal requirement for landlords every year. A service goes further, maintaining the boiler so it keeps working well. Many engineers offer both in one visit.
How often and when to book
Once a year is the usual recommendation. Late summer and early autumn are ideal: the heating isn't in heavy use yet, and engineers aren't swamped with breakdowns.
Indicative UK prices for a standard gas boiler service are around £70–£130, depending on the area and the boiler. Some engineers offer discounts for booking a service with other work.
